Eligibility & Fit

Who this is for

Property Deal Desk is designed for decisive investors who value structured underwriting and rapid access over generic portal scraping.

Who should apply? Cash buyers, auction traders, experienced landlords, commercial-to-residential developers, and private equity vehicles who have immediate decision capability and pre-arranged capital for 14–28 day completions.
Who is not the right fit? Casual property browsers, buyers without clear proof of funds, or those who require multiple weeks of physical viewings before deciding. Urgent auction arbitrage relies on fast, evidence-based underwriting.
Can buyers with bridging finance apply? Yes. An established bridging facility with an AIP and an auction-experienced solicitor qualifies for our fast-track A2 tier. Once funds are drawn or immediately available, buyers can be upgraded to A1 priority.

Commercial Terms

Fees & working model

We work exclusively on clear, success-driven commercial terms that reward speed and certainty.

What is the standard sourcing fee? Our standard commercial sourcing fee is 2% of the agreed purchase price (subject to a minimum fee of £3,000 + VAT), payable upon unconditional exchange of contracts. Full details are outlined in our Terms & Conditions.
Are there upfront subscription charges? No ongoing subscription fees. When onboarding for dedicated bespoke mandate searches, an initial commitment deposit may be agreed, which is credited in full against your first deal exchanged.
When is the finder fee settled? The fee is invoiced and payable upon unconditional exchange of contracts, typically instructed directly through your acting conveyancer from funds held.

Execution Workflow

How the process works

We keep the workflow streamlined so that when an exceptional lot appears, you can exchange before competitors even book a viewing.

Step 1: Submit your buy-box mandate Complete our 5-step mandate on apply.html. Your target locations, budget cap, condition preferences, and return hurdles are stored in the Parcel AI CRM.
Step 2: Short mandate alignment call Katharine conducts a brief verification call to clarify your execution criteria, confirm solicitor readiness, and establish your alert channels (WhatsApp or direct phone).
Step 3: Forensic deal matching & alerts As auction catalogues drop and distressed sellers arise, Parcel AI's forensic engine filters lots against your buy-box. You receive complete underwriting packs with legal pack audits and AVM comparables.
Step 4: Rapid commitment & exchange If the evidence stacks up, we submit your pre-auction or auction bid, secure terms with the auctioneer/vendor, and proceed directly to exchange.

Underwriting Standards

Due diligence & decision standards

Fast decisions require superior evidence. Here is how we maintain institutional quality control.

Does “remote decision” mean buying blind? Never. It means you are provided with a complete remote dossier—including street-level video walkthroughs, planning histories, Title Register covenants, special condition surcharge audits, and local yield comps—allowing your team to evaluate risk without delay.
What is the 2-Hour A1 Priority Desk? Our highest-tier buyers have sole decision authority, ready cash/finance, and an instructed solicitor. When an urgent BMV lot is sourced, A1 buyers receive exclusive first look for 2 hours before the opportunity is escalated to wider buyers.
Who carries out the legal checks? While Parcel AI flags common traps (e.g. unexpired leases under 80 years, buyer surcharge clauses, title restrictions), your instructed solicitor must review the official legal pack and contract before exchange.
